Our Standards
Every property in the Tucasa collection is evaluated against a proprietary checklist spanning six categories.
Properties that do not meet our standard are declined with specific, constructive feedback. Many partners have used that feedback to improve their properties and reapply successfully.
Our Process
01 You reach out. Tell us about your portfolio or property — location, number of villas, management structure, and any materials you have (photos, floor plans, rate cards).
02 We review. Our team evaluates the submission against our initial criteria. If there is a potential fit, we schedule a call to discuss the partnership in detail.
03 We visit. Each property that advances past our initial review is inspected in person or video by a member of our team.
04 We decide. Properties that meet our standard are accepted into the collection. Those that do not, receive honest feedback on what fell short.
05 We launch. Accepted properties are photographed (if needed), listed with original copy, and promoted through our marketing channels. Bookings begin.

Our commission structure is discussed during the partnership conversation and varies by market and arrangement. We are competitive with industry standards and transparent about our terms.
No. We do not require exclusivity. Your property can be listed on other platforms and with other agencies. However, we do require that pricing and availability are consistent across all channels.
From initial inquiry to a decision, the process typically takes two to four weeks, depending on scheduling the in-person inspection.
We provide specific feedback on what did not meet our standard. Many partners have made improvements and been accepted on a second review.
We are actively seeking partners in the Mediterranean (Italy, France, Greece, Portugal), the Caribbean (St. Barts, Turks and Caicos), and select markets in Southeast Asia. If your properties are in a destination we have not yet entered, we still want to hear from you.
