Charisma Estate

Set in the volcanic countryside of Santorini, Charisma Estate is a recently completed two-level residence that draws directly on Cycladic architectural language — whitewashed cubic volumes, arched openings, and a substantial stone base built from the island's own volcanic rock. The property sits within terraced vineyards and dry-brush landscape, with the distant village rooftops and the Aegean horizon visible from the upper terraces. Fira and the Caldera viewpoints are a short drive, the airport and Kamari beach within fifteen minutes, and the wineries of the central plateau accessible on foot.

The architecture is split intentionally across two levels. The upper main house follows the traditional Santorini palette: white plaster walls, vaulted ceilings, recessed niches, and a private plunge pool on the terrace shaded by a timber pergola. Below, a long arched colonnade of volcanic stone fronts the principal living and entertaining spaces, opening onto the lower garden through tall arched glass doors. The two volumes are connected by external stairs and stone-paved pathways that thread between the gardens.

Outdoor living is the heart of the estate. A long infinity pool runs the length of the lower terrace, finished in dark stone with integrated daybeds set directly within the water — the weir edge aligned with the open landscape beyond. A sunken fire-pit lounge cuts into the terrace at one end, with built-in seating arranged around the flames for evening gatherings. Sun loungers under wide parasols, a covered alfresco dining area, and multiple shaded chill-out lounges follow the sun across the day.

Five en-suite bedrooms are distributed across both wings, balancing the privacy of the upper master suites with the connected ground-floor bedrooms that open directly onto the pool terrace. Modern furnishings in soft neutrals, tactile linen upholstery, and the volcanic stone of the walls give the interiors a calm, grounded character.
