Carved into the hillside below the village of Pyrgos — Santorini's highest and most authentic settlement — Kamini Villa is a restoration of the island's traditional Kamares stone architecture, the cave-house tradition that has defined this part of Santorini for centuries. The villa cascades down the slope as a series of interconnected terraces, each cut into the volcanic rock and faced with original dry-stone walls, arched openings, and recessed niches. The position is exceptional: the village of Pyrgos with its Venetian castle and monastery sits a short walk above, while the view from the terraces sweeps across the open countryside to the Aegean and the southern coast of the island.
The architecture is unhurried and deliberately rooted in place. Internal spaces are vaulted and finished in lime plaster, with timber doors, hand-thrown ceramics, and woven natural-fibre furnishings that draw on the local craft tradition. Wide arched openings frame the views from every room, and the layout is intentionally distributed across multiple levels to give each bedroom a private terrace.
Outdoor living is what defines the property. A series of stone-paved sun terraces step down the hillside, each with its own outlook — a wooden-decked plunge pool with hammock and daybed at the upper level catches the sunset; a covered alfresco dining terrace sits at mid-level for long lunches; a series of intimate seating nooks tuck into the stone walls below. The setting is beautifully lit at night, with hidden uplights tracing the contours of the terraces against the open sky.
Five bedrooms are distributed across the main house and a separate guest suite, sleeping ten in total. The location places guests within a few minutes of Megalochori's wineries, fifteen minutes from the Caldera viewpoints at Fira and Oia, and twenty from Perissa and Kamari beaches.
