Royal Estate sits on Centennial Circle above Park City, dark timber and stone facing Success Ski Run just across the street and Bald Mountain rising beyond the pines. The green run carries every ability level down to Silver Lake Express in winter, and up to Deer Valley's hiking trails once the snow clears.

Inside, the great room opens under twenty-foot vaulted ceilings, an antler chandelier hanging over a gas fireplace and a sectional built for a crowd, floor-to-ceiling windows holding the view from every angle. The dining table seats eight beside a gourmet kitchen with Thermador appliances and a butler's pantry. Upstairs, the primary suite keeps a king bed, its own balcony, and a spa-style ensuite with a soaking tub, a double vanity, and a dual-head shower lit by a hexagon window; a second king suite and six more guest rooms each keep their own updated ensuite, with a powder room off the main floor for guests passing through.

Downstairs, a sectional-filled lounge gives way to a game room built for staying in — ping pong, shuffleboard, a basketball hoop, and a punching bag. Ski storage keeps gear ready for the walk across the street, and a private hot tub on the deck holds the pines and the peak long after the lifts close. Park City's Main Street is a short drive away, but Royal Estate rarely gives anyone a reason to leave early.
